As our country was winding down for the holidays and battling the Omicron variant, we listed a property with an occupying tenant in December 2021.

At the tenant's request, we implemented a limited touring schedule to address safety and liability concerns, and to minimize disruption to their operations as they transitioned to a larger facility. With the tenant’s lease nearing expiration, the landlord was concerned about the potential time the property might remain on the market before securing a new tenant. Our marketing strategy had to balance maximum exposure to potential buyers with the need to address multiple considerations, such as confidentiality, business disruption, and vacancy periods.

Despite these challenges, the property attracted 11 offers and ultimately sold for 7% above the asking price, at $1.50 per square foot, with minimal downtime. This outcome represented a win-win situation for both the landlord and the tenant.
